If your homeowners insurance claim was approved but the payment is too low, residential appraisal may be the fastest way to resolve the dispute.
Request a Claim ReviewInsurance appraisal is a dispute-resolution process used when you and the insurance company agree there is covered damage but disagree on the value. Each side chooses an appraiser. If they cannot agree, a neutral umpire resolves the disputed items. It is about pricing the loss correctly and is commonly used after roof, hail, wind, water, fire, or storm claims where the carrier's estimate leaves out needed repairs.
Appraisal is not usually the right tool for a full coverage denial. It is primarily for valuation disputes.
Once appraisal is invoked, each side names an appraiser. They gather policy documents, photos, estimates, and inspection notes. They inspect the property and compare scope and pricing. If both appraisers agree, the result is binding. If not, disputed items go to an umpire. Any two of the three can sign the award.
Homeowners, landlords, and residential property owners with an appraisal clause in the policy may qualify. That can include primary homes, rental homes, duplexes, and vacation homes. The best cases are the ones where coverage has already been acknowledged, but the numbers are wrong.
Experience matters. A strong appraiser understands carrier estimates, identifies missed damage, documents scope thoroughly, and supports pricing with real-world evidence. Ryan Lancon brings field experience across 1,262+ claims and 1,562+ roofs in Texas, Oklahoma, and Colorado.
Let's review the scope, compare the numbers, and see whether appraisal is the right next move.
